The Calder Bay Market Letter: Autumn 2026

More homes for sale, steady prices, and well-prepared homes still selling within a month.

A floor plan, a brass key and a cup of coffee on a walnut desk beside autumn leaves

Inventory across Calder Bay rose through the summer, and buyers now have more to choose from than at any time in the last three years. Prices have held, but the gap between well-prepared homes and the rest has widened.

Homes that arrived priced on evidence, photographed well and ready to show sold in a median of 26 days. Homes that arrived hopeful sat for months and then sold for less.

If you plan to sell in spring, the work starts now: small repairs, a considered price, and photography scheduled for the right light. If you are buying, autumn is a good moment to look. Owners are more willing to talk, and the best homes are still coming to market.
