How private listings work, and when they make sense

Selling quietly can protect your privacy, but it is not right for every home.

A private listing is a home offered without public advertising, usually because the owner values privacy. Details are shared on request, with the owner's consent, and any interested party can ask.

Rules about private marketing vary by market and by listing service, so I always confirm what applies before we begin.

A private sale can suit owners who want to test a price, protect their privacy, or keep their plans quiet. The trade-off is reach: fewer people see the home, which can mean fewer offers. For most homes, a well-prepared public launch brings the strongest result. We decide together, based on your goals.
